I find myself facing a challenging situation as a landlord and would greatly appreciate insights and advice from the community. My tenant, who has been renting my property for over six months, consistently pays rent on time. However, concerns have arisen due to reports from neighbors about numerous unfamiliar individuals visiting the tenant, leading to disruptive and even police-involved incidents. Fearing potential damage to my property, I am contemplating conducting a RealPage criminal background check on my tenant without explicit consent, as I anticipate they may not agree to such an inquiry. I am reaching out to seek guidance on how best to navigate this delicate situation. If anyone has encountered a similar scenario or has valuable advice to offer, I would be immensely grateful for your shared experiences and insights.

Can I do a realpage criminal background check on my tenant without his agreement? He is renting my house for more than 6 months, is always paying on time, but my neighbours told me that a lot of strange people come to him and they party all night long. Sometimes even the police was called by my neighbours. I can’t ask him to do a check cause i know he would not agree. I’m afraid that he and all his friends might damage my property and i don’t know what’s the best way to resolve the situation. If anybody has similar experience, please share it with me, i would be very grateful.
